Information about the sale Recreation Centre shares

 

 

 

 

MPORTANT INFORMATION REGARDING RECREATION CENTRE SHARES FOR SALE

We want to remind all apartment owners and especially those that do not yet own a share in our common recreation centre that the developer GTC offers its remaining recreation centre  shares for sale to apartment owners in ul. Wielicka 36, 38, 40 and 42 for the following terms: 

  • The price per share is 1 PLN brutto; 
  • Each share is transferred debt free, i.e. all costs related to past pool renovations are being settled by GTC and are not buyer's responsibility;
  • GTC takes care of preparing the necessary documentation and covers all notary costs; 
  • For completing each transaction and the signing of necessary documents, GTC provides notary services at agreed times at the Board office of Apartamenty Przy Krolikarni. 

Once these shares have been transferred, the original idea of the recreation centre ownership and related decision making being in the hands of Przy Krolikarni apartment owners is close to completion.

PLEASE NOTE that recreation centre co-owners, members of their household and their tenants benefit from lower fees if and when using the premises, whether on an annual, monthly or a single visit basis. As of January 1, 2017 the price difference between a shareholder and a non-shareholder for one adult annual membership is 480 PLN. For two annual adult memberships the difference is 600 PLN, and for a single visit the difference is 10 PLN less per visit for a co-owner and his accompanying guests. Also monthly memberships are less expensive for shareholders.

Information for Debtors

 

 

 

The Community Board reminds all owners that it is authorized by the relevant resolutions and the Act on the Ownership of Premises for carry out debt collection. The Management Board has the right to take action against community debtors from the first day on which the debt arises. 

We remind you that in accordance with the Act Art. 15.1, community fees are payable in advance by the 10th day of each month without a seprate notice. 

 Due to consistent indebtedness to the Community of some owners, having obtained appropriate legal advice the Community Board decided to stop providing additional community services such as active building entry chips and garage remote controls, intercom and security staff services, guest services, receiving of packages and postal items on behalf of owners and cleaning of garage spaces to apartment owners who have more than a minor debt to the Community, as well as to their tenants. Any debt equalling two to three months' fees is automatically considered a major debt. 

These additional community services will be reinstated as soon as the debt is settled in full. Meanwhile such debtors can enter the Community by the main reception or by calling the building security using the intercom from the garage, or from another entrance to the building. The building security will not be able to notify apartment owners or their tenants of any guests' arriving.  Debtors have to open entrance doors to their guests on their own.
